Terms & Conditions


1.        The name of scheme will be Early Bird Zarghoon (EBZ) being established at DHA Quetta Balochistan.

2.        The plot being offered to the applicant will be on ownership basis.

3.        The Allotment shall be through random balloting. Successful applicants will be awarded 10 Marla Residential plots and 4 Marla Commercial plots in Sec A4.

4.        Payment plan in EBZ Scheme is as under: -

​ ​(a)      30% down payment (within 45x days but not after 30 Jul 2025).

​ ​(b)      70% in Installments (12x equal quarterly Installments).

5.        The total price includes Plot Price plus Development Charges and should be paid as per the given schedule (not before Aug 2025).

Note: Down Payment within specified time is mandatory for location ballot/ allotment of plot. 

6.        If successful balloted applicant fails to pay applicable dues within specified period, DHA Quetta reserves the right to cancel the application/ plot.

7.        The successful applicant will pay applicable Processing fees for Membership and Allocation charges (whichever applicable) to DHA Quetta as determined to complete formalities as and when asked by DHA Quetta, within the prescribed legal period.

8.        The cost of plots does not include Registration and Utility/ Possession charges, whichever applicable.

9.        The allottee will pay all taxes and other charges levied by Federal/ Provincial Government, local bodies and other authorities, including those existing at present and those, which may be levied by the above mentioned and other authorities at the time of final transfer (allotment) of property at prevailing rates on those particular dates.

10.     Default in payment of three consecutive or any four Installments will result in cancellation of the plot; amount deposited by the applicant will be refunded after completion of the Installments payments/ plan as notified with 20% deduction from deposited amount.

11.     If due to any reason, the payment of Installments is delayed, a Late Payment Surcharge (LPS) @ 0.06% per day of the due amount after prescribed date will be levied.

12.     A 10% concession in the total price of plot will be admissible in case customer opts to pay the desired amount upfront/ in lumpsum. 

13.     No Maximum limit for number of Application Forms on one CNIC/ NICOP.

14.     DHA Quetta reserves the right to alter the allotment, make adjustments, relocate the plot or make changes as deemed appropriate, if need arises due to change in Town Plan or other reasons.

15.     If, for any reason successful applicant/ allottee/ transferee surrenders the plot to DHA Quetta, 10% of the total price of the plot plus other dues (if any) shall be forfeited and the balance amount will be refunded, subject to the approval of Management of DHA Quetta.

16.     The relocation/ adjustment, if any cannot be challenged at Court of Law/ any other Forum, however may be referred (if need arises) to Grievance Committee of DHA Quetta.

17.     Intimation, Confirmation, Allocation and Allotment letters will be issued to the successful customers as per policy/ SOP in vogue.

18.     Applicants making online payments should keep printout of deposit slip or any evidence of deposit for future reference (if required).

19.     In case of featured Plots, applicable feature charges will be payable with final installment/ before applying for NOC/ NDC.

  • Down payment (Till 30 July 2025) : 30% of plot price = 5.95 Mn
  • Instalments :12x Quarterly
  • Instalment Amount (Rs) ​: 1.16 Mn (Each)

Instructions
  1.       All citizens of Pakistan carrying CNIC/ NICOP can apply;  Cop​y of CNIC with Application Form is mandatory.​
  2.       Each Application Form will be considered as ‘Single Entry’.
  3.       Photocopy of Application Form is ‘Not Allowed / Acceptable’.
  4.       Ballot Fee is ‘Inclusive of all Taxes' and ‘Non-Refundable'.
  5.        Registration of successful applicants and deposit of Down Payment will be mandatory for Location Ballot.
  6.        Applicable Transfer Fee will be charged for each Sale/ Purchase of successful Application Form.  
  7.        Transfer of successful application form will be valid till 28 July 2025.
  8.        The Processing fee can be deposited either online or manually (in scheduled banks).
  9.        Payment proof is mandatory; Forms uploaded without payment proof will not be included in the Ballot.
